Where/how to find financing?

I have a project i need an investor for, and i'm wondering how i could go about finding one. What i need is a loan of about a half a million for a real estate construction project. I need the loan payment free for the year, year and a half that i'd be using the money, and then i would pay the investor back with a percentage of the profit (presumably most of it). It should be a very good return on investment, but I'm not sure who would make that kind of loan. Any ideas where i can start looking?
